This analysis provides a review of current operations from the point of viev of both Massport and the Fish Dealers. It also projects future operations given various assumptions regarding renovations, including alternatives for financing and ownership. In svan,, the proposed improvement of the Fish Piers appears both desirable and feasible. The total rental cost (including utilities, taxes, insurance, etc.) would average $ per square foot after work was complete. This total rent is only $ per sqxiare foot more than the current cost adjusted for efficient occupancy. If the Fish Piers obtained an EDA grant of at least $ million, the total rent before and after renovations would be the same or actually decrease. The primary uncertainty as regards economic feasibility Is whether the renovated office (or apartment) space on the third floors of Buildings #1-2 can support itself at the projected rents, but even here there is some latitude for dealing with this part of the overall package.
