The Sutton Estate, Chelsea, London, established in 1913 for low-income tenants by Victorian businessman William Richard Sutton


The Sutton Dwellings form a social housing estate in the centre of Chelsea, London, UK. The blocks were built back in 1913 at the behest of philanthropist William Sutton, a Londoner who made his fortune in parcel delivery. He wanted to provide “houses for use and occupation by the poor”. His wishes were fulfilled for more than a century. Today’s incarnation of William Richard Sutton’s trust is a housing association known as Affinity Sutton. It plans to create a new kind of estate by demolishing 13 of 15 blocks and shift the nature of the tenure. The existing 462 social housing flats will become 318 flats for social rent and 106 flats for private sale. So the redevelopment will see the loss of affordable homes and open the place up to overseas investors eyeing up any slice of the Chelsea playground deemed ‘luxury’ (people not particularly interested in architectural history or intention).
