To make sure that the file is not damaged along with the property it documents, it should be stored in a fireproof container or a safe deposit box kept off the premises. It is prudent to also send a set of prints to your lawyer or to your insurance agent. Property damaged or destroyed through an "identi- fiable event of sudden, unexpected or unusual nature," as defined by the Internal Revenue Service, should be photographed after the event to clearly illustrate the damage.
