‘The site is located on the junction of Regent Road and Water Street at the gateway to Manchester from the west, immediately adjacent to the bridge over the River Irwell which separates the City from Salford. ‘Conceptually, the apartments are disposed in a series of four linked blocks defining adjacent streets, three of which front Water Street, with the fourth and tallest block fronting Regent Road. The first block on Water Street is immediately adjacent to and makes a scale relationship with the Vie development. The massing then increases along the Water Street frontage, stepping up from 5 to 10 to 15 storeys above ground, on the corner of Water Street and Regent Road. The tallest 26 storey block contains the main core with commercial accommodation at ground floor, fronting Regent Road. The tower presents a slim profile when viewed from the main approach from the west into Manchester, marking this gateway into the city. ‘The buildings sit above a car park podium, containing two storeys of car parking fronting the River Irwell, with a stepped landscaped edge to the river to soften the view from the west. The podium space is orientated towards the south west, to allow sunlight and daylight into this private amenity space. ‘The external walls will be predominantly silver grey brick, forming the outer envelope of the four blocks, which is then sculpted away to form inset, sheltered balconies and terraces, with an inner layer of zinc cladding. The cores are located between each block and clad in zinc, which appears to slide behind the outer brick layer to form the rear wall of balconies. Flats at roof level are set back to line through with cores, which appear to wrap over the top of buildings, creating terrace areas to apartments.’
