What sort of HQ do you design for a democratic organisation such as Phoenix, one of the first tenant led housing associations? All great communities have a market at their heart, a gathering place not only to buy and sell, but to meet people, gossip and have fun. So that's what we gave them. The site is right in the middle of the community and all of the buildings ground floor is opened up to the public. This area is occupied by a range of social enterprises including Lewisham Plus Credit Union, a community café and training kitchen, along with a number of low cost business units. Above, Phoenix staff work together in a large, deep plan office lit by a continuous saw tooth roof. To encourage mixing and social interaction between Phoenix staff and the community they serve, share meeting rooms and toilets on the ground floor.
