80 Newington Butts, viewed fromk Dugard Way, Kennington

The redevelopment of the former London Park Hotel site creates two residential buildings — a 45-storey tower next to a block of seven-storey terraces. The development consists of 457 residential dwellings, a 180 seat theatre for Southwark Playhouse and a concession café. Rogers Stirk Harbour + Partners’ (RSHP) original planning approval for 470 residential units was re-submitted for Section 96a and Section 73 approvals to amend the floor to ceiling heights, crown design, unit number and internal apartment layouts. Each of this tower’s typical floor-plates are sub-divided into eight triangular-shaped apartments which are created by the diagonal party walls. This allows the apartments to have a corner balcony for private external space whilst framing panoramic views across London. The terrace building is a series of pavilions, with transparent cores between them providing a visual connection between St. Mary’s Churchyard and the gardens behind.
